http://www.ascensionrealestateappraisers.com/ – Dutchtown Geismar La Housing Market Slowsdown and Corrects Big Time in 2011….at least in Dutchtown Villas Subdivision!

I received an email this week which alerted me to a major slowdown in the Dutchtown Geismar Louisiana housing market, or at least in Dutchtown Villags Subdivision. The trends chart is below and may be too small to read the stats so I enlarged them immediately below.

Now, there are approximately 75 homes in this development, Garden style homes in the 1500sf to 1650sf range. What one recognizes right off is the drop off in sales, from 10 in 2008 to only 3 in 2009, none in 2010 and 3 in 2011. To me, this would appear to be a good indication which shows stability within the development – not much turn-over of satisfied residents. However, since 2008, the Average Sold Price has declined from $192,900 to $170,700 in 2011, which is -$22,200 or -11.5%. The Median Sold Price has declined from $192,750 to $176,000 in 2011, which is -$16,750 or -8.7%. And, in 2009, the Average Sold Price per Sq. Ft. was $122/sf versus only $113.48/sf in 2011, which is -$8.42/sf or -7%.

The Greater Baton Rouge Housing Market Correction and Slowdown I’ve been reporting on in 2011 is real and I don’t expect these numbers to improve anytime soon.

According to the charting below, the Average Sales Prices have remained fairly STABLE each year since 2008. The Average Sales Prices have ranged from $390,000 in 2008 based on 2 sales to $390,000 in 2010 based on 4 sales with no MLS reported sales in 2009 or 2011 year-to-date. In 2008 and 2010, the Average Sold Price per sq. ft. were $129.94/sf and $127.89/sf.

Current Listings. Three (3) current listings, 2 active and 1 pending from $374,800, $575,000 and $475,000, priced very high from $145/sf, $151/sf and $154/sf. The term “very high” is used here because the local housing market is in its 8th month of home price correction per CoreLogic and the chart above shows support for $128/sf in 2010. This pricing above is $17/sf to $26/sf above 2010 support. Wow! There may be market support in 2011 for such pricing, not exactly sure! I’d strongly recommend a Pre-Purchase Home Appraisal before overpaying for Greater Baton Rouge housing as we continue to correct locally.

According to the charting below, the Average Sales Prices have declined each year since 2007. The Average Sales Prices have declined from $419,800 to $375,400 to $364,800 to $358,600 to $320,000 in 2011. The $320,000 in 2011 is only based on one (1) home sale year to date. And, NO, the 2011 was not a distressed sale, but rather a much smaller home with 2,418sf selling for a strong $132/sf.

Home Sales volume is down 18.8% while correction in Average Sales Price Per Sq. Ft. Continues. Average Sales Price was mostly unchanged or up some. ASC shows the largest percentage decline in number of home sales. EBRP had -3% decline, Western Livingston Parish -7% decline and West Baton Rouge +4% increase.

Accurate Valuations Group South (Home Appraisals) has completed an analysis of the Northern Ascension Parish housing market from First Quarter 2010 versus First Quarter 2011. The results are below. CLICK ON IMAGE BELOW TO ENLARGE.

This study explores ALL Single-Family Residential home sales for the five (5) zip codes below. In Q1 2010, there were 303 home sales versus 246 in Q1 2011. So, for Q1 2011, the number of home sales declined by 57 or -18.8%, THE largest declining Parish in home sales by percentage as compared to EBRP, Livingston and West Baton Rouge. The percentages below are rounded.

70769 Prairieville. For Zip Code 70769, home sales volume was down 17%, Average Sales Price was unchanged and Average Sold Price Per. Sq. Ft. was down -4%.

70737 Gonzales. For Zip Code 70719, home sales volume was down 24%, Average Sales Price was up 2% and Average Sold Price Per. Sq. Ft. was down 3%.

70734 Geismar. For Zip Code 70734, home sales volume was down 22%, Average Sales Price down -5% and Average Sold Price Per. Sq. Ft. was down -2%.

70774 Saint Amant. For Zip Code 70774, home sales volume was down 33%, Average Sales Price was up 43% and Average Sold Price Per. Sq. Ft. was up 25%.

70778 Sorrento. For Zip Code 70778, home sales volume was up 42.9%, Average Sales Price up 18% and Average Sold Price Per. Sq. Ft. was down -4%.

These declines in average sold price per sq. ft. are consistent with the CoreLogic report on national home prices falling for the 7th straight month, as reported on Thursday, April 7, 2011. This is the trend for much of Greater Baton Rouge home prices.

If you’re thinking about jumping into this market, it’s important that you do your homework before investing, to ensure that you’re as happy after your purchase as you were before. Here are some pitfalls to avoid if you’re thinking about jumping into today’s market.

Don’t Get Loan Pre-Approval – One of the fastest ways of failing with a pre-foreclosure investment is by having no clear idea of how you’ll close the deal. Lenders want to know that they’re dealing with legitimate buyers. One of the best ways of establishing credibility with the lender in a pre-foreclosure property is to know how much you can spend. This will also allow you to pull the trigger quickly once the lender says it’s a go, which is critically important for lenders that need to move quickly.

Avoid Getting Accurate Comps – Comps – also known as comparative values – are used by potential buyers and lenders in establishing the actual value of a property. If your comparative values are flawed, you might overpay for the property, and not know it until it’s too late. Determining property value is somewhat formulaic; plug in the wrong number and the results are as deeply flawed as any politician.
