<p><strong>Hardwired vs. Wireless Security</strong></p>
<p>Due to advances in many types of technology, most of us generally assume that anything “wireless” ought to be preferable over anything hardwired. Indeed, this is true with regard to many different types of technology, so this assumption is not entirely unfounded. However, it is not necessarily true with regard to each and every technology we use. For example, consider home security systems, which can come wirelessly or hardwired – while there are some obvious reasons that in certain situations will tilt preferences one way or the other, there is generally no definitive answer as far as which type of system is more effective or useful. Rather, there are pros and cons of both types of systems. </p>
<p>Hardwired Systems</p>
<p>-	Pros<br />
*	Generally, hardwired systems are considered, at least technologically, “less advanced.” However, this is one of the few times when something less advanced is still proven to be just as effective. The result, however, is that hardwired systems are often cheaper<br />
o	Hardwired systems are also less frequently in need of maintenance, as they do not require updated batteries, added features, etc. – once it is installed, it should work for you for a very long time without any maintenance. <br />
-	Cons<br />
*	If you are looking into installing a security system in an existing home or business, a hardwired system will be far more complicated to work in. Generally, this would require digging into walls, etc. in order to lay down wiring, whereas putting in the system during the initial construction process can be more natural and simple. </p>
<p>Wireless Systems</p>
<p>-	Pros<br />
*	Wireless systems are relatively effortless to install, and require only the placement of necessary sensors at your doors and windows. While it is still recommended that you have a professional do this job, you will not need to deal with any construction or remodeling. <br />
*	If you do want to install your system on your own, you don’t have much choice – wireless is the way to go. As mentioned, installing a hardwired system can actually involve considerable construction, whereas a wireless system could technically be installed by just about anybody, so long as you make sure that the equipment you are using is top notch. <br />
-	Cons<br />
*	As mentioned above, wireless systems are often less expensive, and in terms of actual security performance they do not offer many benefits that exceed the capabilities of hardwired systems. <br />
*	Wireless systems can also require a great deal of maintenance and updating. As with any electronic device, there are often new features available, or updates suggested, and failure to install these can keep your system from being easy to manage and update should something go wrong. </p>

<p>Answer: Install Slab Granite in Kitchen and All Bathrooms, $2,000 in Extra Millwork in Living Room and $5,000 in Kitchen Backsplash and New Kitchen Cabinets with drawers that pull out&#8230;&#8230;.when none of the other homes in your subdivision have similar features!</p>
<p>There&#8217;s a few homes now with slab granite, but none per MLS comments with this extensive of an over improvement. These types of improvements will certainly help the home sell faster but the market will rarely pay dollar-for-dollar or a premium for over improvements in a market.</p>
<p>The Lesson: Improve your home to the level of other homes in your subdivision and not above that level&#8230;.if you plan on reselling your home. If you plan on living there forever, then enjoy your home and improve it to the level you desire. But, if your desire is to invest for future profit and NOT lose $, then don&#8217;t over improve!</p>

Very nice gated development located next door to Dutchtown High School and surrounding a lake.</strong></p>
<p>Generally, this report is based on the Elevent (11) 2011 home sales.  The Average Sales Price in 2011 was $207,378, Median Sales Price $199,500, Average Sold Price Per Sq. Ft. of $112.25/sf, Average Days On Market of 125 Days with homes selling for 99% of listing prices, no weakness in pricing in 2011. </p>
<p>2012 Market.  It does appear this subdivision has slowed somewhat as 36407 Dutchtown Gardens Ave is now pending after 231 days on the market and there remains approximately 5 to 8 lots left to build on.</p>
<p>One Sale So Far Into 2012.  One 2012 sale in 2012, which is this home below at 36400 Callaway Avenue.  This home sold at $120.27/sf or $225,720 for only 1,877sf, far above the typical sold price per sq. ft. of $112/sf in 2011.  I believe this home was the &#8220;model home&#8221; for this development with many extras, the reason it sold for $8/sf more than average.</p>
