The Hollows At Dutchtown Subdivision Prairieville New Homes

I was appraising a purchase in Prairie Oaks Subdivision off La Highway 73 in early December 2015 when I saw an odd scene for Prairie Oaks, newly vacant land replacing the woods that was there at more than a decade.

What is on the other side of Prairie Oaks is the new “The Hollows At Dutchtown Subdivision” .

There’s little known about this development, the website on the development sign is not operational, http://thehollowsatdutchtown.com/ and from what I can gather from the Joint Public Notice, it’s to be located on 74.91 acres (minus some wetlands) consisting of 196 lots plus a clubhouse with swimming pool, subdivision common areas (park and recreation; green space), a walking trail and three stormwater retention ponds.   It appears it would have a similar layout as Old Dutchtown or even Old Mill Subdivisions with more upscaled quality homes. perhaps similar to Oak Alley.  There’s talk about of a future school across the street.

This would be both a very nice development for this market with a great location adjacent to Interstate 10, BUT would also add to the already challenging traffic situation in North Ascension Parish, a situation either Ascension Parish Government or the Federal Government have grossly failed to keep pace with since the expansion that began in 1992.  And, there’s supposed to be a large school across the street as well, which will only add major traffic to this artery.  The nearby La Hwy 621 is 2 lane traffic nightmare almost anytime of the day.

With the development website down and Joint Public Notice being filed in mid 2014, I don’t know if this development is a go or not.  We will see!
