<p>According to the charting below, the Average Sales Prices have remained fairly <strong>STABLE</strong> each year since 2008. The Average Sales Prices have ranged from $390,000 in 2008 based on 2 sales to $390,000 in 2010 based on 4 sales with no MLS reported sales in 2009 or 2011 year-to-date. In 2008 and 2010, the Average Sold Price per sq. ft. were $129.94/sf and $127.89/sf.  </p>

<p><strong>Current Listings.</strong>  Three (3) current listings, 2 active and 1 pending from $374,800, $575,000 and $475,000, priced very high from $145/sf, $151/sf and $154/sf.  The term &#8220;very high&#8221; is used here because the local housing market is in its 8th month of home price correction per CoreLogic and the chart above shows support for $128/sf in 2010.  This pricing above is $17/sf to $26/sf above 2010 support.  Wow!  There may be market support in 2011 for such pricing, not exactly sure!  I&#8217;d strongly recommend a Pre-Purchase Home Appraisal before overpaying for Greater Baton Rouge housing as we continue to correct locally.</p>

The Average Sales Prices have <u>declined</u> from $419,800 to $375,400 to $364,800 to $358,600 to $320,000 in 2011.  The $320,000 in 2011 is only based on one (1) home sale year to date. And, NO, the 2011 was not a distressed sale, but rather a much smaller home with 2,418sf selling for a strong $132/sf.</p>

<p>Since the Federal Tax Credit Expiration in May 2010, the number of home sales has been on the decline. </p>

<p>A recent home appraisal in and analysis of Jefferson Crossing revealed this interesting finding.  From 2007 to 2011, the median sales price has continued to decline slowly.  From 2007 to 2010, the median sales prices were $313,700, $299,000, $303,500, $338,000 and in 2011 it&#8217;s currently $289,000 based only on 5 sales.  Again, this is only based on 5 sales in the first 4.5 months of 2011.  In 2010, there were 11 total sales, so one can see that the number of home sales for 2011 could be about the same as in 2010. <strong>NOTE:</strong> Per GBRMLS sheets, two (2) of these home sales were normal, two (2) were below market relocation sales and one (1) was an REO or foreclosure. </p>
<p><strong>THE CORRECTION IN HOME PRICES &#8211; This is becoming the familiar &#8220;Stair Step Up and Stair Step Down&#8221;&#8230;..The Climb And Then Descent Of The Stairs In This Chart Below Visually Explains The Correction!  And, so does the chart below it showing a correction from the average $112.86/sf to $108.11/sf into 2011.</strong></p>

So, instead of a broad inclusion of all homes and the various quality of construction levels or a general market study, this chart below further narrows the solds selected.  It shows a correction since May 2010.  This chart indicates that it&#8217;s the entire North Ascension Parish housing market correcting!</strong></p>

<p>A recent home appraisal in and analysis of Lakes At Oak Grove Subdivision revealed this interesting finding. From 2008 to 2011, the median sales price has declined from $237,800 to $227,800 to $229,700 to now $235,000 into 2011 based only on 1 sale. So, 2008 was the post Hurricane Katrina &#8220;High&#8221; year followed by 2 years of declines.  2011 at $235,000 is higher than 2009 and 2010.  Again, 2011&#8242;s $235,000 is only based on 1 sale while 2010&#8242;s $229,700 was based on 5 sales.  The Listing-To-Sales-Price-Ratio at 98% is the highest since 2007.</p>

<p>This study explores ALL Single-Family Residential home sales for the five (5) zip codes below. In Q1 2010, there were 303 home sales versus 246 in Q1 2011. So, for Q1 2011, the number of home sales declined by 57 or -18.8%, THE largest declining Parish in home sales by percentage as compared to EBRP, Livingston and West Baton Rouge.   The percentages below are rounded.</p>
<p><strong>70769 Prairieville.</strong> For Zip Code 70769, home sales volume was down 17%, Average Sales Price was unchanged and Average Sold Price Per. Sq. Ft. was down -4%.</p>
<p><strong>70737 Gonzales.</strong> For Zip Code 70719, home sales volume was down 24%, Average Sales Price was up 2% and Average Sold Price Per. Sq. Ft. was down 3%.</p>
<p><strong>70734 Geismar.</strong> For Zip Code 70734, home sales volume was down 22%, Average Sales Price down -5% and Average Sold Price Per. Sq. Ft. was down -2%.</p>
<p><strong>70774 Saint Amant.</strong> For Zip Code 70774, home sales volume was down 33%, Average Sales Price was up 43% and Average Sold Price Per. Sq. Ft. was up 25%.</p>
<p><strong>70778 Sorrento.</strong> For Zip Code 70778, home sales volume was up 42.9%, Average Sales Price up 18% and Average Sold Price Per. Sq. Ft. was down -4%.</p>
<p>These declines in average sold price per sq. ft. are consistent with the <a href="http://www.marketwatch.com/story/home-prices-fall-for-seventh-month-in-february-2011-04-07" target="_blank">CoreLogic report</a> on national home prices falling for the 7th straight month, as reported on Thursday, April 7, 2011.  This is the trend for much of Greater Baton Rouge home prices.</p>

<p>Overall there really isn&#8217;t much to report on in 2010.  Per GBRAR MLS, there was only 1 2010 sale (and only 1 MLS sale in 2009) in Fountain Hill Subdivision for $383,000 on 8/31/2010 for 3,625sf.  This home sold for $105.66/sf as a foreclosure.  The photo of this home is directly below.  The bank took this home back for a mortgage balance of $344,000 and still sold it for a substantial profit in this market.  This appraiser has performed two (2) foreclosure appraisals in Fountain Hill Subdivision in 2010. </p>

<p>My search of 2010 Legal News for Fountain Hill Subdivision also revealed another foreclosure for $246,666 in March 2010.  Also per Legal News, there was a lot sale for $79,000 for Lot 60 in 12/2010.  </p>
<p>The trend is looking up for 2011 for Fountain Hill Subdivision with one (1) 2011 sale for $450,000 for only 3,184sf or $141.33/sf.  Given the past 2.5 years of lackluster and foreclosure activity within Fountain Hill, this was a very, very high sales price for Fountain Hill specificially and shows strength within the Prairieville market.  It&#8217;s also note here that this was a &#8220;Cash Sale&#8221; where an appraisal may or may not have been procured to know the true value.   This home was on the market for a total of 668 days in two (2) seperate MLS listings.  In any event, this is a positive for Fountain Hill, for Northern Ascension Parish and for the Prairieville market in general.</p>

<p>The $116,900 listing on Aimee Drive has 1,566sf living area.  The $199,900 lisitng is &#8220;contingent&#8221; or under contract with the buyer&#8217;s home waiting to sell and has 2,472sf living area. </p>
<p>LEGAL NEWS REPORTS 4 SALES.  For Ronda Place Subdivision, Legal News reports four (4) total sales, two (2) FSBO Sales.  Legal News reports that 17254 Eric Dr sold for $165,000 in February 2010.  MLS history reports this home has 1,616sf 6/3/2 built in 1982 with a large 25&#215;22 Workshop.  So, this home sold for $102.10/sf.  </p>
<p>Legal News also reports a sale of one of the smaller garden homes fronting Hwy 929 for $121,500 in November 2010, Lot 67-B.  MLS History states this home to be 17230 La Hwy 929 having 1,200sf with 2 bedrooms, 1 bathroom and last sold for $99,900 in 12/2005.   So, this home sold for $101.25/sf approximately.  I use the word &#8220;approximately&#8221; because MLS uses the even &#8220;1200&#8243; sf, meaning that the home might not even have been measured for the listing, which is a disturbing trend I&#8217;m seeing more of in Greater Baton Rouge Real Estate.     </p>

<p>There are contradictory indications of price trends.  <strong><font color="blue">While the Median Sales Price has increased from $372,500 in 2009 to $400,250 in 2010, the Average Sold Price Per Sq. Ft. has declined sharply from $142/sf in 2009 to only $122/sf in 2010!</font></strong></p>
